Back in May of 2012 I wrote about multiple offers and a weekend of disappointment for my buyers of that weekend. All three fell into multiple offers and it was very frustrating. As summer came that did slow down to a little more reasonable pace.
Today, we are back to the same place we were, however, the signs are that this time it just may stick. Homes that are priced under $300,000 are well kept and show well are selling in a matter of days and sometimes hours. Most often with multiple offers.
The Bend real estate market has been suffering low inventory for over a year. In March of Last year I talked about homes selling fast and the ones that did not why they didn’t. Much of what we talked about then still holds true.
Seller’s that attempt to sell their home themselves are inundated with calls from agents and buyers alike. Agents are scrambling to find listings for buyers. Buyers are frustrated and willing to accept issues that were unheard of 18 months ago.
Seller’s although I firmly believe we will see this continue for a while – you need to realize that we still have to appraise and we still have the threat of the bank owned home. June and July we will see an increase of bank owned homes on the market. These properties will be price low and sell fast, however they will be comparables.
