Home Evaluations and Listing Your Home

In today’s world there are a lot of different online opinions of what your home is worth. Online Home evaluations can give you a ball park idea of what your home is worth or they can give you a very unrealistic idea.  Listing your home based on an automated value could cause you to leave money on the table or not sell when others are selling.

Automated systems such as Zillow or agent websites are simply pulling the basic info and looking at a spread sheet of sales. These systems cannot tell the difference in upgrades, type of construction, neighborhood or anything else. The values they provide are generally based no numbers alone with no account for what those numbers truly mean.

Although there are times this information can be correct. These automated systems do not know that the comparative properties may have been updated or not updated in comparison to yours.  The other properties may have had situations that caused them to ask for more or less than your property.  These values are meant to have you ask questions and not set your true value.

The only way to really know what your home might sell for is to have an agent that is familiar with the properties that have sold that are similar to yours.  When an agent works in specific areas they tend to know which home had updates and which ones didn’t. They know which homes had problem neighbors and which ones didn’t. Automated systems cannot take the reality of your home and location into account when giving you a home value. Now that we understand a little more about your home valuation. Let’s chat a little about how the listing process works and what you should expect.  Listing your home is a huge commitment. If you are living in the home while it is on the market it can be very intrusive and inconvenient. Your home should be show ready 90% of the time if not 100% of the time. If you have pets, children or just live in the home this can be stressful. There are a many things we can talk about to make this easier for you. After listing and selling homes in Central Oregon since 2002 I have see the best and the worst. I have learned a lot of tricks to help sellers not be so stressed about how their home will show.

When you decide to put your home on the market we both have several jobs to do. Some of them independently and some of them together. Showcasing your home in it’s best light takes team work. When we work together the process is much less stressful on you. Communication is key. There are many things I can help with or simply give you guidance on the easiest way to be ready.

So What Are The Steps? First is to Start The Conversation

Once we have met, decided on a price, marketing planning will start. I have a set plan I use and have proven results from. Although we will call this the planning process there is a clear path to achieve the success you are hiring me to obtain. Sometimes we need to alter our plan to met with the timeline of you the seller. My goal as your listing agent is to help you through out the process and to get us the results.

The most important thing in our marketing plan for you home is photos.  Have you looked at the photos online of some homes. Many of the photos you see online will cause a buyer to completely bypass a home. Some that would draw you in to only be disappointed. My goal is to show your home it the realistic view that it is. I would rather be honest and open about what we are selling and have fewer showings but buyers that are seriously interested in your home. It does us no good for your life to be disrupted for 25 showings and not get an offer and receive feedback that disappoints you. I would rather have 5 showings of people that are qualified and have already qualified your home in their mind. Less sometimes is more.

So photos – it will be my responsibility to provide you with professional grade photos not cell phone photos. A full 3 D tour and 360 photos to show your property for what it really is bringing serious buyers our way. According to many real estate websites homes with a 3D tour sell faster and for more than homes listed without them.

When we meet I can provide you with a marketing plan that details all the efforts both Fred Real Estate Group and I will employ to sell your home. We will present your home to many qualified buyers and other brokers in the area. One of the most important tasks I have to complete is getting your home maximum exposure.

I will help you stage your home and generate curb appeal to ensure you get the highest price. Having your home photo ready and show ready can be labor intensive. I will show you short cuts on getting your home ready to help relieve you some of that stress.
