Open Letter to Sellers in Central Oregon

Hello and thank you for taking the time to read my open letter to future property sellers;

In business we all have been taught or told at least to ask for the business – In this letter I hope you see that I am asking for the business but in addition want help you achieve your goal to sell your property. I would appreciate the opportunity to assist you with all of your Central Oregon Real Estate needs.  

YOU are my #1 priority and you are important to me.  I always return my calls, answer my email and provide your with the very best service avaliable.   If you are looking for a REALTOR® I would be honored to assist you, but regardless of who you choose the following is provided to be helpful to you the Seller.

You are hearing all over the media and from Realtors that it is a buyers market.  Central Oregon too is suffering from a slow down, or is it?  Although you are seeing a longer days on market the average list price vs. sales price is still above 96% in almost every category you search.  There are a lot more homes for a buyer to choose from, but once they make that choice the prices seem to be holding firm most of the time.  You will find an occasional drastic difference but that can be found in any market.  Sellers and buyers often times create situations will cause a sale here or there to appear off from the normal percentage.

What do I promise to you that is different than what other agents promise?  Your needs come first, your thoughts and ideas are important.  When you list your home with me or any Realtor for that matter, it should be a partnership; you should be building a relationship.  You have hired them to do a job; they should consider you a partner in their business.  Without you they have no business.

Listing a property and working for your client are two different things.  Any REALTOR® can list a property, but do they really want to help you get the property sold.  Many times in the markets we are all experiencing you will find a Realtor that will list your home for what you feel it is worth.  Are these REALTORS® doing you any justice?  Did you not hire them or call them because they are the expert?  Allow them to do their job, listen to what they have to say, look at the comps they show you, sometimes your idea is actually lower than it should be.

Knowing the market and knowing what your competition is vital to the successful sale of your property.  If your home needs some sprucing up and you do not want to do it, the price should reflect that.  Most sellers feel their home is the best on the market, I hate to tell you this, but it may not be.  Be open to allowing your REALTOR® to educate you on the market and what your competition is.

Sometimes it is helpful for a seller to go see the properties they are competing against in person.  Tell your REALTOR® what you like about your home, but more importantly what you do not like.  Chances are the things you do not like about your home will be the same things a buyer may not like.  If you and your REALTOR® know ahead of time what this is you can have a solution for the issue long before it becomes one.

When you find a REALTOR® that does work for you and works hard for you share that information with your friends, referrals are a compliment that will last a lifetime.
